Shouse Floor Plans: Barndominiums With a Shop
A shouse is a shop and a house under one roof line: the reason many people choose a steel building in the first place. These four layouts attach a 20 x 24 ft shop to a 1,200 to 2,400 sq ft house, with every room measured and a link to edit each one.
Four barndominium plans with a shop

What makes a good shouse plan
The shop should be reachable without crossing the living room in work boots. In the plans here the shop attaches behind the house by the laundry room (beside the garage in the fourth plan), so the laundry works as a mudroom: come in from the shop, wash up, and step into the kitchen. The shop keeps its own walls, so noise and dust stay out of the house.
Google's results for "shouse floor plans" are mostly the big plan catalogues, which list the shop size but rarely the rooms. Each plan here shows both, and opens in the editor so you can resize the shop.
How big the shop should be
The plans use a 20 x 24 ft shop: room for a workbench, tool storage and one vehicle or a boat. A two-bay shop or an RV bay needs more, and the editor lets you make the shop wider or deeper: open the 60x40 shop plan, select the shop, and drag its wall.
If you need both a garage and a shop, the fourth plan puts the 2-car garage behind the laundry and the shop beside it.
Cost to build a shouse
The house part follows the barndominium range: $80 to $120 per square foot for a standard finish in 2026, according to Houseplans.com, so the four houses here cost about $96,000 to $288,000 before land. The shop is priced on top. Realtor.com quotes barndominium kits at $50 to $100 per square foot without interior materials, which gives an idea of what an unfinished shell costs.
Ask your builder to price the shop slab, the overhead door and any heating as separate lines. The table below covers the house part of each layout.
| Layout | Living area | Standard finish | Full range |
|---|---|---|---|
| 60x40 house, three bedrooms and a shop | 2,400 sq ft | $192,000 to $288,000 | $156,000 to $384,000 |
| 50x30 house, two bedrooms and a shop | 1,500 sq ft | $120,000 to $180,000 | $98,000 to $240,000 |
| 30x40 house, two bedrooms and a shop | 1,200 sq ft | $96,000 to $144,000 | $78,000 to $192,000 |
| 60x40 house, shop and garage | 2,400 sq ft | $192,000 to $288,000 | $156,000 to $384,000 |
House only, national figures, land, site work, garage and shop excluded. Houseplans.com, 2026: $80 to $120 per sq ft for a standard finish, $65 to $160 overall. Your state's figure: the cost calculator.
Shop inside the shell, or beside it
Many shouses put the shop inside the same steel building as the house. The plans here attach it instead, which keeps every living room with windows and makes the shop easier to extend. To put the shop inside, open a larger footprint such as the 40x60 or 40x80 plans, move a wing wall, and rename the room.
More layouts with a shop are on the 3 bedroom and 2 bedroom pages.
Questions
What is a shouse?
A shouse is a building that combines a shop and a house, often a steel barndominium with a workshop or garage bay attached or inside the same shell.
How big should the shop be in a shouse?
A 20 x 24 ft shop holds a workbench, tool storage and one vehicle, and is the size used in these plans. Two vehicles, a boat trailer or an RV need a wider or deeper shop.
How much does a shouse cost to build?
The house part of a shouse costs about $80 to $120 per square foot with a standard finish (Houseplans.com, 2026); the shop is priced separately and costs less per square foot when left unfinished.
Should the shop be attached to the house?
An attached shop entered through a mudroom or laundry is the most practical: it keeps work dirt out of the living areas while staying a few steps from the kitchen. All four plans here attach the shop that way.
Can I change the shop size in these plans?
Yes, open any plan in the editor, select the shop and drag its walls. The room sizes update as you move them.
