What 2,400 square feet holds

Double the floor of a 30x40 and the question changes from "will it fit" to "what do we do with the room". On the 60 ft front layout the primary suite gets an 18 x 18 ft bedroom, a bath and a walk-in closet; three more bedrooms line the far side around the hall bath; and the great room in the middle is 26 ft wide, wide enough for a kitchen island, a dining table for eight and a living area that do not crowd each other.

Because the primary wing is 40 ft deep, the generator stops the suite at 30 ft and gives the last 10 ft its own door from the great room: a flex room for an office, a gym or a guest bed. You can merge it into the suite in the editor by moving one wall.

A shop inside the 40x60, or beside it

In the Google results for 40x60 barndominium plans, layouts "with shop" come up again and again, because a 40x60 shell is the size where a family can give part of the steel building to a workshop. The layout above keeps the full 2,400 sq ft for living and adds a 20 x 24 ft shop behind it, sharing a wall with the house. If you would rather carve the shop out of the 40x60 itself, open the three bedroom layout, drag the far-side wall in, and rename the freed room.

A shop changes the build more than its floor area suggests: a wider overhead door, a concrete slab rated for vehicles, and often separate heating. Ask your builder to price it as its own line.

Cost to build a 40x60 barndominium

With a standard finish at $80 to $120 per square foot, the figure Houseplans.com gives for 2026, a 2,400 sq ft barndominium costs about $192,000 to $288,000 to build before land. Houseplans.com's own reference point, a typical 2,000 sq ft barndominium at about $230,000, sits inside that span once scaled. The full published range, $65 to $160 per square foot, gives $156,000 to $384,000; the same house built with conventional framing, at $130 to $180 per square foot, would run $312,000 to $432,000.

60 ft front or 40 ft front

Turned with its 40 ft side to the road, the same shell becomes a deep house: four 12 x 18 ft bedrooms and a great room more than 45 ft from front to back. That suits a lot that is narrow at the road and long behind. The 60 ft front version gives every bedroom an outside wall and a shorter walk from the bedrooms to the kitchen.

Try both in the editor with the 40 ft front plan and the 60 ft front plan, then look at each in the 3D view before choosing.

Questions

How many bedrooms can a 40x60 barndominium have?

How much does a 40x60 barndominium cost to build?

A 40x60 barndominium costs about $192,000 to $288,000 to build with a standard finish, at $80 to $120 per square foot (Houseplans.com, 2026). Land, site work, a shop and a garage are extra.

Can a 40x60 barndominium include a shop?

Is a 40x60 barndominium 2,400 square feet?
