Plan KiwiHouse plans you can change yourself

About Plan Kiwi

Plan Kiwi is a free floor plan editor for people planning a house: a barndominium, a ranch, a cabin or a tiny house. You start from a plan built to your size and number of bedrooms, then change it yourself until it fits the way you live.

How the plans are made

The plans are calculated, not drawn by an image model. A set of layout rules places the bedrooms, baths, kitchen, laundry and great room inside the footprint you choose, then checks that the rooms tile the house exactly, that every bedroom keeps a usable size and that every door sits in a wall. The dimensions you read on a plan are the dimensions of the drawing. The 3D view is built from the same plan.

Where the costs come from

Every cost range names its source and the date it was read, and a range without a source is not published. State figures move the national range with the federal Regional Price Parities and are labelled as estimates.

Who writes the guides

The plan guides are written by Sam Whitfield, the pen name of the person behind the site, who builds the plan generator and checks every figure against its source. The site is independent: no builder, kit maker or plan seller pays for a mention. The legal publisher is named in the legal notice.

What the plans are not

A plan here is where a house starts, not where it ends. Take your layout to an architect, a designer or your builder, who will turn it into construction drawings for your site and your county.
