Barndominium Cost Calculator
Enter the living area, the finish level and your state: the calculator gives the cost to build the house at 2026 rates, then adds the land, site preparation and plans that most estimates leave out.
Estimated total
$195,500 to $368,000
| House, 1,800 sq ft, standard finish | $144,000 to $216,000 |
| Site preparation | $50,000 to $150,000 |
| Plans | $1,500 to $2,000 |
An estimate for budgeting, not a quote. Garage, shop, well and septic are not included.
How the estimate is built
The house is the living area multiplied by a cost per square foot. Houseplans.com gives three bands for a finished barndominium in 2026: about $65 to $80 for a basic finish, $80 to $120 for a standard finish and $130 to $160 for a high-end build. Choosing a state multiplies the band by that state's Regional Price Parity for services, published by the US Bureau of Economic Analysis for 2024, so a Tennessee estimate (index 95.0) comes out about 5% under the national figure and a New York estimate (index 103.9) about 4% over.
Three line items are added on request, each from Realtor.com: land at about $4,500 per acre of farmland, the USDA 2026 average; site preparation at about $50,000 on average and up to $150,000 to make raw land buildable, quoted from Angi; and plans, $1,500 to $2,000 for a stock set or about $4,500 for a custom design.
A worked example
A 2,000 sq ft barndominium with a standard finish in Texas: 2,000 x $80 to $120 = $160,000 to $240,000 nationally, times the Texas index of 96.9 gives $155,000 to $233,000 for the house. Houseplans.com's own figure for a typical 2,000 sq ft barndominium, roughly $230,000 nationally, sits inside the national band. Add an acre of land, site preparation and a stock plan set and the project lands around $211,000 to $389,500.
Cost to build by size
| Size | Living area | Standard finish, US |
|---|---|---|
| 30x40 barndominium | 1,200 sq ft | $96,000 to $144,000 |
| 40x60 barndominium | 2,400 sq ft | $192,000 to $288,000 |
| 30x50 barndominium | 1,500 sq ft | $120,000 to $180,000 |
| 30x60 barndominium | 1,800 sq ft | $144,000 to $216,000 |
Where barndominiums cost more, and less
The price index spans about 13 points across the states, from 91.0 in North Dakota to 103.9 in New York. Among the states where barndominiums are most common it runs from 95.0 in Missouri and Tennessee to 101.2 in Florida, and the standard-finish cost of a 2,000 sq ft house moves like this:
| State | Index (US = 100) | 2,000 sq ft, standard finish |
|---|---|---|
| Texas | 96.9 | $155,000 to $233,000 |
| Tennessee | 95 | $152,000 to $228,000 |
| Oklahoma | 95.3 | $152,000 to $229,000 |
| Florida | 101.2 | $162,000 to $243,000 |
| Georgia | 97.2 | $156,000 to $233,000 |
| Alabama | 96.6 | $155,000 to $232,000 |
| Missouri | 95 | $152,000 to $228,000 |
| Arkansas | 95.2 | $152,000 to $228,000 |
| North Carolina | 98 | $157,000 to $235,000 |
| Kentucky | 97.1 | $155,000 to $233,000 |
BEA Regional Price Parities 2024, "Services: Other", rebased so the US = 100. An index adjusts a national range; it does not replace three local quotes.
What the calculator leaves out
A garage or shop, a well and septic system, a long driveway and utility hookups are left out because no source publishes a national figure we can cite for them. They vary more with the site than with the house. Ask each builder to price them as separate lines, and compare quotes line by line rather than by total.
