30x40 Barndominium Floor Plans
A 30x40 barndominium gives you 1,200 square feet, enough for three bedrooms and two baths around an open kitchen and living room. Here are four layouts with every room measured, what each costs to build, and a link to open any of them in the editor and change it.
The four 30x40 layouts
Each plan below is drawn to scale by the Plan Kiwi generator: walls, doors and windows in their real positions and every room labelled with its size. Open one in the editor to move walls, add furniture or see it in 3D.
1. Front porch three
40'-0" x 30'-0" · 1,200 sq ft · 3 bedrooms · 2 bathrooms
The 40 ft side faces the street. Primary suite on the left, two bedrooms and the hall bath on the right, the great room between them.
2. Hallway three
30'-0" x 40'-0" · 1,200 sq ft · 3 bedrooms · 2 bathrooms
The 30 ft side faces the street. Living and kitchen across the front, a central hall behind with the bedrooms off it.
3. Two bedrooms and an office
40'-0" x 30'-0" · 1,200 sq ft · 2 bedrooms · 2 bathrooms
The second bedroom keeps 13 ft of depth and the space behind the hall bath becomes an office with its own window.
4. Two bedrooms with a 2-car garage
40'-0" x 30'-0" · 1,200 sq ft · 2 bedrooms · 1 bathroom
One bath, and a 22 x 24 ft garage behind the house, entered through the laundry room.

What fits in a 30x40 barndominium
Twelve hundred square feet is the size where a barndominium stops being a cabin and becomes a family house. With the 40 ft side facing the street, the generator fits a primary bedroom about 12 x 17.5 ft with its own bath and walk-in closet, two 12 x 12 ft bedrooms, a hall bath and a laundry room, and still leaves a 16 ft wide great room running from the front door to the back.
In these layouts a fourth bedroom only fits by giving up the second bath or shrinking every room under 10 ft. If you need four bedrooms, the 30x50 and 40x60 sizes are where that starts to work.
40 ft front or 30 ft front
The same 30x40 shell gives two different houses depending on which side faces the road. With 40 ft across the front, the bedrooms sit at both ends and the great room in the middle: nobody shares a wall with the primary suite, and the porch runs 40 ft. With 30 ft across the front, the living room and kitchen take the front and a 3.5 ft hall runs back between the bedrooms. The hall costs about 70 square feet, but it puts every bedroom away from the street, which suits a narrow lot.
Open the 40 ft front layout or the 30 ft front layout in the editor and drag the walls to compare them on your own numbers.
Cost to build a 30x40 barndominium
At the $80 to $120 per square foot that Houseplans.com gives for a standard finished barndominium in 2026, a 1,200 sq ft house costs about $96,000 to $144,000 to build, land excluded. The full range Houseplans.com publishes, $65 to $160 per square foot, puts it between $78,000 and $192,000. A conventional stick-built house of the same size, at $130 to $180 per square foot by the same source, would cost $156,000 to $216,000.
The table below moves the standard range to each state's price level using the federal Regional Price Parities. A garage or shop is not in these figures: price it separately with your builder. The barndominium cost calculator adds land, site preparation and plans.

Before you take a 30x40 plan to a builder
The plans on this page are concept plans: exact room sizes and a sound arrangement, drawn to help you decide what you want. They are not construction drawings. Your builder or a local drafter turns the layout you settle on into the set your county will approve, with the structure, the energy code and the site in it.
Bring the plan with the room sizes printed on it. A builder can price a 1,200 sq ft layout with three bedrooms far more precisely than a sentence describing one, and every change you make in the editor before that meeting is a change you do not pay a drafter to redraw.
