What 3,200 square feet allows
At 3,200 square feet the question is no longer how many bedrooms fit but how much of the building goes to living space. On the 40 ft front layout, the generator lines four 12 x 18 ft bedrooms along the wings, puts a fifth behind the kitchen and still has a 12 x 30 ft room left in the primary wing: a game room, a home office for two, or a guest suite once you add a door to the hall bath.
The Google results for this size are mostly 40x80 steel kits, a Pinterest board and a Reddit thread comparing 40x80 with 40x100. Floor plans with real room sizes are rare, which is why every plan on this page lists them.
The 80 ft front: a wide house
Turned with its 80 ft side to the road, the building becomes a long, low house with a great room 46 ft across: room for a kitchen with an island, a dining table and two separate living areas. The bedrooms keep the same wing arrangement as the smaller sizes, so the plan reads like a 40x60 with a much bigger centre.
If that centre feels too large, open the four bedroom shop layout and drag one wing wall inward: the freed width becomes part of a wider bedroom wing, or a fifth bedroom.
Cost to build a 40x80 barndominium
A 3,200 sq ft barndominium costs about $256,000 to $384,000 to build with a standard finish, using the $80 to $120 per square foot range Houseplans.com gives for 2026, land excluded. Across the full published range of $65 to $160, it runs from about $208,000 to $512,000. A stick-built house of the same size, at $130 to $180 per square foot, would cost $416,000 to $576,000.
Houseplans.com estimates the saving of a barndominium over a conventional house at roughly 15 to 25 percent in most markets, and at this size that difference is large in dollars. The calculator adds land, site work and plans.

House only, 3,200 sq ft, land, site work, garage and shop excluded. National range: Houseplans.com, 2026 ($80 to $120 per sq ft standard, $65 to $160 overall). State figures: the national range multiplied by the state's BEA Regional Price Parity for services (2024), an estimate rather than a quote.
Shop, garage or more house
The shop and garage on this page sit behind the house and share a wall with it, so the full 3,200 sq ft stays heated living space. Many 40x80 projects instead give part of the shell to a shop bay. To try that, open the 40 ft front plan with garage, move the back wall of the great room forward, and rename the space behind it.
For a smaller starting point with the same proportions, see the 30x60 plans.
Questions
How many square feet is a 40x80 barndominium?
A 40x80 barndominium has a 3,200 square foot footprint. A shop, a garage or a covered porch adds area outside it.
How many bedrooms fit in a 40x80 barndominium?
A 40x80 barndominium fits five bedrooms and two baths with a 12 x 30 ft flex room left over, or four larger bedrooms with a great room 46 ft wide on an 80 ft front.
How much does a 40x80 barndominium cost to build?
A 40x80 barndominium costs about $256,000 to $384,000 to build with a standard finish, at $80 to $120 per square foot (Houseplans.com, 2026). Land, site work, a shop and a garage are extra.
Is 40x80 too big for a barndominium?
A 40x80 is large for a single-family barndominium: 3,200 square feet is enough for five bedrooms or for four bedrooms and very generous shared rooms. Families who want a shop often choose it and give part of the shell to the shop.
Should a 40x80 barndominium face the road on the long side?
Put the 80 ft side to the road for a wide house where every bedroom has an outside wall; put the 40 ft side to the road on a narrow, deep lot. Both versions are drawn above.
