How small a barndominium can be
The smallest plan here, a 24x32, holds a bedroom, a bath, a den and an open living room and kitchen in 768 square feet. Under about 24 ft wide, a steel building stops leaving room for a hall and rooms on both sides of it, and the plan turns into a tiny house: see the tiny house floor plans for that scale.
The den in the 24x32 is the flexible room of a small house: an office today, a nursery later. Open the 24x32 plan and furnish it either way.
Width matters more than length
In a small barndominium every foot of width changes the plan more than a foot of length. At 24 ft wide the bedrooms are about 10 ft across; at 30 ft they reach 13 ft and the living room 16.5 ft. If your lot allows it, compare the 24x40 plan with the 30x30 plan: almost the same area, very different rooms.
The search results for small barndominium plans come mostly from the large plan catalogues; few show the room sizes, so each plan here lists them.
Cost to build a small barndominium
At the $80 to $120 per square foot Houseplans.com gives for a standard finished barndominium in 2026, the four plans run from about $61,000 for 768 sq ft to $144,000 for 1,200 sq ft, house only.
Small houses carry the same fixed costs as big ones: Realtor.com cites about $50,000 on average to prepare raw land and $1,500 to $2,000 for stock plans. The calculator adds them. The table below prices each layout.
| Layout | Living area | Standard finish | Full range |
|---|---|---|---|
| 24x32, one bedroom and a den | 768 sq ft | $61,000 to $92,000 | $50,000 to $123,000 |
| 30x30, two bedrooms | 900 sq ft | $72,000 to $108,000 | $59,000 to $144,000 |
| 24x40, the narrow two | 960 sq ft | $77,000 to $115,000 | $62,000 to $154,000 |
| 30x40, two bedrooms and two baths | 1,200 sq ft | $96,000 to $144,000 | $78,000 to $192,000 |
House only, national figures, land, site work, garage and shop excluded. Houseplans.com, 2026: $80 to $120 per sq ft for a standard finish, $65 to $160 overall. Your state's figure: the cost calculator.
Room to grow
A small barndominium can be the first phase of a bigger one: the steel frame is easy to extend in length. Plan the second phase now by drawing it in the editor, then build only the first. For the next size up, see the 30x40 and 2 bedroom plans.
Every plan here is a concept plan: take your final layout to a builder or drafter for the construction drawings.
Questions
What is the smallest barndominium floor plan?
The smallest barndominium plan on this page is a 24x32 of 768 square feet with one bedroom, a den and one bath. Smaller footprints work as tiny houses rather than barndominiums.
How much does a small barndominium cost to build?
A small barndominium of 768 to 1,200 sq ft costs about $61,000 to $144,000 to build with a standard finish, at $80 to $120 per square foot (Houseplans.com, 2026), land and site work excluded.
How many bedrooms fit in a small barndominium?
A small barndominium of 900 to 1,200 sq ft fits two bedrooms; a 768 sq ft plan fits one bedroom and a den that can serve as a second bedroom.
Is a 24 ft wide barndominium too narrow?
A 24 ft wide barndominium works with a central hall and rooms of about 10 ft on each side. Below that width, a plan with rooms on both sides of a hall no longer fits.
Can a small barndominium be expanded later?
Yes, a steel-frame barndominium is easy to extend in length. Draw the full house in the editor, then build the first phase.
