The most common barndominium
Three bedrooms is the layout most families ask for, and in a barndominium it works from 1,200 square feet. In the 40x30 starter, the primary suite takes one end with its bath and walk-in closet, two 12 x 12 ft bedrooms and the hall bath take the other, and the open great room runs between them from the front door to the back.
Every extra 10 ft of width goes straight into room width: compare the starter with the 50x30 layout, where each bedroom gains 3 ft.
Split plan or hall plan
A split plan puts the primary suite on one side of the great room and the children's rooms on the other; it suits a wide lot and gives everyone privacy. A hall plan lines the bedrooms along a hall behind the living area; it suits a narrow lot. The 36x48 hallway plan is the hall version, with the largest secondary bedrooms on this page.
Both are easy to compare in 3D: open a plan, then switch the editor to the 3D view.
Cost to build a 3 bedroom barndominium
At the $80 to $120 per square foot Houseplans.com gives for 2026, the four layouts run from about $96,000 for the 1,200 sq ft starter to $288,000 for the 2,400 sq ft plan, house only. Houseplans.com puts a conventional stick-built house at $130 to $180 per square foot by comparison.
The shop in the fourth plan is extra; Realtor.com quotes barndominium kits at $50 to $100 per square foot without interior materials, a rough guide for the shell. Each layout is priced in the table below.
| Layout | Living area | Standard finish | Full range |
|---|---|---|---|
| 40x30, the starter three | 1,200 sq ft | $96,000 to $144,000 | $78,000 to $192,000 |
| 50x30, the roomier three | 1,500 sq ft | $120,000 to $180,000 | $98,000 to $240,000 |

Picking your 3 bedroom plan
Start small and add width: the 40x30 is the cheapest to build, the 50x30 the most comfortable for the money, the 36x48 the answer for a narrow lot, and the 60x40 with shop the one for a family that works on its own projects.
