5 Bedroom Barndominium Floor Plans
Five bedrooms and two baths need about 3,000 square feet in a barndominium. These four layouts, from 60x50 to 70x50, show where the fifth bedroom goes, what each plan costs to build, and each opens in the editor.
Four 5 bedroom layouts

Where the fifth bedroom fits
Each wing of a barndominium holds three bedrooms at most before they turn into narrow strips. The generator therefore puts the fifth bedroom across the back of the great room, behind the kitchen, with its own window on the back wall. That needs a deep house: at 50 ft deep, 39 ft of great room remain in front of that bedroom, enough for a kitchen, a dining area and a living room.
In a 40 ft deep house there is no room for that fifth bedroom without shrinking the great room under 20 ft, which is why the plans on this page start at 50 ft deep, or 80 ft deep on a 40 ft front.
Five bedrooms and the bathrooms
The plans here keep two full bathrooms: the primary bath and a hall bath on the far wing. With five bedrooms, a third bath is often worth the space. In the editor, the 60x50 plan has an 18 x 20 ft flex room next to the primary suite that can become a guest suite with its own bath: draw the wall, then add a toilet, a shower and a vanity from the bath objects.
The 70x50 plan leaves a 30 ft wide back bedroom, wide enough to become two rooms or a bedroom and a bath.
Cost to build a 5 bedroom barndominium
At the $80 to $120 per square foot that Houseplans.com gives for a standard finished barndominium in 2026, a 3,000 sq ft 5 bedroom plan costs about $240,000 to $360,000 to build, and the 3,500 sq ft version about $280,000 to $420,000, land excluded. The full table for each layout is below.
Price the extras separately: a shop, a garage, a well and septic system and site work are not in these figures. The calculator adds land, site work and plans.
| Layout | Living area | Standard finish | Full range |
|---|---|---|---|
| 60x50, five and a flex room | 3,000 sq ft | $240,000 to $360,000 | $195,000 to $480,000 |
| 70x50, five with a garage | 3,500 sq ft | $280,000 to $420,000 | $228,000 to $560,000 |

House only, national figures, land, site work, garage and shop excluded. Houseplans.com, 2026: $80 to $120 per sq ft for a standard finish, $65 to $160 overall. Your state's figure: the cost calculator.
Five bedrooms on a narrow lot
If the lot is narrow, turn the house so the short side faces the road. The 40x80 plan does exactly that: the two wings run back from the street, and the great room becomes a long space from the front door to the kitchen. More 40x80 options, including a shop version, are on the 40x80 page.
